Key Responsibilities
Accounting & Financial Management
- Manage full set of accounts for the company and its property development projects.
- Prepare monthly management accounts, financial statements, and variance analysis reports.
- Monitor cash flow, project budgets, and overall financial health.
- Record and track development costs, revenue, and project expenditures accurately.
- Ensure proper handling of accounts payable, accounts receivable, and general ledger reconciliation.
Development Project Financial Control
- Implement and monitor progressive billing according to project milestones.
- Track development costs vs budget, including land acquisition, construction, and project overheads.
- Conduct project profitability analysis and advise management on financial decisions.
- Manage funds, bank loan drawdowns, and development financing schedules.
- Monitor retention sums, deposits, and progress payments from buyers/tenants.
Tax Compliance & Planning
- Prepare and review corporate income tax, SST, RPGT, and other statutory tax submissions.
- Advise management on tax planning for property development projects.
- Ensure compliance with SST on property sales, rentals, and service charges.
- Liaise with tax agents, auditors, and the Inland Revenue Board (LHDN) on tax matters.
Reporting & Statutory Compliance
- Prepare financial reports for management, board of directors, and regulatory authorities.
- Coordinate audits and ensure timely submission of statutory accounts.
- Maintain compliance with Malaysian Financial Reporting Standards (MFRS) and Companies Act requirements.
- Implement internal controls for financial reporting and cost monitoring.
Team Management & Coordination
- Supervise finance and accounts staff, ensuring proper workflow and compliance.
- Coordinate with consultants, contractors, and banks on financial matters.
- Provide financial advice for investment, project acquisition, and development planning.
Requirements
- Degree in Accounting, Finance, or related field.
- Professional qualification (e.g., ACCA, CPA, or equivalent) is preferred.
- Minimum 5–8 years of experience in property development accounting or finance.
- Strong knowledge of progressive billing, SST, RPGT, and Malaysian tax regulations.
- Excellent financial analysis, planning, and project cost control skills.
- Proficient in accounting software (e.g., SAP, SQL, or MYOB) and Microsoft Excel.
- Strong leadership, organizational, and communication skills.
